Hello Alex,I am sorry to hear that your tenant did not report these repairs, they were not discovered or repairs authorized by the prior owner.

Your Management Agreement may state whether they have authority to sign on your behalf. 

I would give them whatever documents they need so You can have authorization for access/informationon the loans...or maybe not even necessary. 

For instance Iowa has the Iowa Finance Authority which helps low-income or first time home buyers.

I reviewed the contract and Proof of funds but then I called to verify the "hedge fund" did not authorize the line of credit and actually mentioned a bad transaction with Boom.

Be sure to check with your local authorities and laws - the answer to these questions can be very area-specific.

The note holder of the first might tell you they will not give you any information because you’re not Authorized.
