OMI, Buyout or Ellis act ( SF Duplex)

Hello. My sister and I plan to buy a San Francisco Duplex where the idea is that we each will live in one unit as our primary residence so we have no interest in renting out the units EVER. Most of the duplex's we've seen are tenant-occupied. Are we suppose to pay for these tenants to evict (60 days) or is that fact that we plan to have these duplex's be our primary residence help us out so we don't have to pay for these tenants to move out?
