If it's cash it will be a whole lot less.When we sold my parts I estimated 9.5%. 6% realtors and 3.5 as closing cost assistance.

Since I handle the analysis of 15-30 properties for my company right now anyways, I would be able to provide a bit more of an advanced level of assistance and analysis than most beginners.Any help or advice from this forum I welcome wholeheartedly, and am looking to take this plunge sometime this year.

Go to the local Hall of Records and see who the owner of record is; you can go to the Real Estate Tax Bureau and see who is or is not paying the Real Estate Taxes; you could ask for assistance and inquire if there are any liens on the property (Income Tax, Mortgage Foreclosures, Etc.).

We do a notice to enter and estimate the amount of work we will need to do for the turnaround and the number of days we will need to do it.We also check in with the outgoing tenant two weeks prior to the move-out date to make sure they are still on target and to offer any assistance they may need to make the deadline.If there is another tenant in the wings ready for a move-in, I emphasize this to the outgoing tenant.

In my area we can have "assistants" I have several assistants who are basically unlicensed people who have full access to mls (except my listings, etc.)
