I'll tell you that I just reviewed all of the available product matrices that I have at my fingertips and I don't see any owner occupant duplex loans that allow a down payment of only 5%, they are all 85% maximum loan to values, and these are all fannie mae lenders.

There is probably a landlord association too that could benefit your current business.Also, instead of looking at 4-plexes right off the bat, you may want to look for a single family rental that may be more affordable for you to buy.
