Yeah it is like a 33% interest rate which is a lot, I suspect part of that is because he doesn't know me and doesn't seem to be interested in doing a credit or income verification.

I don't need it to do a million different features, (what seems to make most of these softwares soooo confusing) I just need it to be extremely great at ONE thing, and that's just tracking my payments where I know (in a easily pull-able report that I can gather) a. what was owed in a month b. what was paid c. who didn't pay ...so I can easily know who take action on like I just really need this software to to track and organize payment history for tenants and run simple reports monthly Another reason I want this to be super simple, is because I want quickly hand this function over to my assistant, so all I have to do is run reports to get the oversight I need.

Your second question, no you don't need a license unless you need to facilitate transactions for others or save on commissions on your deals, but you do need to know what they know, the basics of real estate.Anyone can buy a rental and not know diddie about RE, but knowing RE allows to to do to make better deals and be more profitable in your dealings as well as staying out of trouble.

Conversely, if that 32 unit building needs rewiring or anything else along those lines which wouldn't surprise me since a lot of the owners that caused the city to be so leery of the suck the $$ out, never put the $$ in landlords would cut off a couple fingers of they had to, to avoid updates like that.

I can check the county criminal for free, make a few phone calls for work history and rental verification.
