Best online real estate training program?

Hello Guys I hope all is well with everyone. I am new to investing and I found this site a few months ago and its been gold for me. I need some education from you guys please! I have one rental property and I am looking to build passive income and multiple streams of income. I plan to continue to buy rentals in the future. I just recently purchased my first property in cash. I would like to continue to buy in cash but I need to build my cash back up now. To do that I want to flip homes and take the cash made to buy rentals for long term holding. I found a contractor that just recently got my first home up and read to be rented. He has agreed to work with me exclusively. But with all that I'm stuck.. Help!

My first question is How do I prepare my self to ask a hard money lender to finance deals?

My second question is should I get a real estate license or do I need it? If I need it where is a good place to get online training?
