Flooding basement - what do you know about French Drains?

We dug around the exterior perimeter and replaced the footing drain pipe that had gotten full of dirt, sealed the exterior foundation walls, added a drain across the middle of basement to the footing drain (used a cement saw instead of sledge hammer), tied the drains to a sump pump.

And they can alert the landlord regarding when service is shut off, whether due to non-payment or move out; this could leave a unit unheated in the middle of winter for example, and you would want to know about that.

Presumably the option fee the seller collected up front and the rent they've been receiving for two years makes up for getting it back.If you're going to be in the middle of this sort of a deal, getting sued by the buyer or seller or both is a real possibility.
