I am in the middle of both renovations and a refi on the hard money I currently have in place. 

Usually full of a lot of day/swing trading and a lot of reading.

Hello all, I am currently residing in central NJ, and as most people know the the market in my neighborhood is a little tougher to get into than most when you don't have a significant amount of cash laying around to invest.

Hey Colton, I was in the same place about 4 months ago and yep the biggest thing is to start finding leads and a great way to start that process is driving for dollars.

He has 2: one that is designed to teach you how to be a sophisticated investor and a second program that is 1-on-1 coaching (not sure if you actually work w/ Brad or a member of his team). 

Identify similar properties nearby that produce income as a resident and as a commercial property. use those numbers to do your I=RV calculation, but discount the income to arrive at a conservative number.

If you set it up as a partnership, normally, the limited partners (those who bring the money) would receive their money back and a preferred return on investment of 8-10%.
