No financial emergency.OK we have a home in the Chicago area that after having on the market for a bit, we found a solid tenent to lease the property with option to buy at $1150000.They will have gone through 18 months of on-time payments of 3950 per month plus $500 earnest accrual.Now they are looking to try to buy the house.

I have quite a few where a sub-to isn't feasible because of the payment being higher than rent (no go with negative cash flow) but I can lease it from the seller and they can bear the burden of negative cash flow (has to be reasonable so they don't experience financial distress).

You need to know who the negotiator is and get updates from them at a minimum weekly.The approaching foreclosure date will nor usually have any bearing on the speed of the short sale.
