@Joel MoraThis is the area of real estate where most of it lies, which is in the gray area (unlike every guru telling you it’s black and white).

Neighborhood schools garner 4’s for elementary and high school and a 7 for the local middle school.We don’t live in Oregon, but do live in the pacific northwest and regularly visit relatives who live in the Grants Pass/Medford area.

@Scott TrenchFreddie Mac just announced that as of July 28th they will be doing away with the no income limit restricted area's for Home Possible, which allowed for house hacking up to 4 units with only 5% down.

As we start to do a deep dive of the market, we would like to connect with fellow investors to get the lay of the land, insights on where to start poking around, areas to avoid, what strategies are working for them, etc.

Again, this is for the Southern California area (Temecula area).  

It seems like there's a lot of grey area here. 

There are a few that were free online that seem pretty decent.
