@Chris Zlotnik That really depends on how you go about buying the houses.Buying B-C Turnkey in my opinion would be 8%-11%If you buy prehab turnkey then you'd be more likely to find the 10%-12%The problem in B neighborhoods here is that it's a sellers market right now in Metro Indianapolis which makes deals harder to find and makes your CAP go down.The C neighborhoods are still popping ok.

I have to agree with @Chris Martin , unless you have a lot of money in it you probably do not need that many layers and that much extra work and cost.

Chris, in simplistic terms, your offers should be 70% of ARV less repairs and as a real wholesaler, you need to know how to properly evaluate rehab costs and pass that info/due diligence on to your buyers.
