My own experience is below and thought I'd share in case this is helpful to anyone else. 

To gain some liquid capital, I am thinking about wholesaling in the very begininng, hopefully that's a smart idea as this idea is share by a RE investor who's doing well.

The loan is typically a first and a second with the second holding a profit share piece.
