As far as sellers wanting to sell, they probably wont be at these kinds of meetings. 

They call it business but it is reported on your Personal credit report and will destroy it.Real business credit card can be obtained from some major bank like Chase or Wells Fargo.You can get second rate business credit reporting with Home Depot (but be careful as they also issue personal credit card under the name of the business).

I have a roommate who owns a termite company and I just asked him how he does an WDIR (wood destroying insect report) inspection and how to keep a house termite free.  

From here replace with the desired flooring that wont hold smells (LVP, Laminate etc.)

Big national lenders probably wont' do much outside the normal conventional route.

If rental has good tenants who pay on time and are not destroying property, keep the tenants in place until they give YOU notice. 

I also need you to fully drain the hot water heat so that doesnt freeze and expand and destroy your water heater.

If you seperate them not only can you charge them direct with evidence of usage  but if a leak happens the whole building wont need to be shutoff. 

Many contractors either wont or cant afford to wait for inspections etc and will demand money up front ( which is a whole nother risk profile)..
