Emotions come into play, sellers want to feel like they are winning...let em feel that way and close.

Focus on solving your clients problems, not your company name, logo, business card, stationary, etc.

So if you’re fortunate enough to win a tax deed auction, but the home is filled with original owners personal property, if you can’t get a hold of them or they do not respond what do you do with all that personal property that does not belong to you?

The second option is seller financing with a higher offer but I control the terms.I am hoping that he shifts his focus to choosing between the 2 offers and we close on a deal because it's a win-win for both parties! 

Then use whatever tools you have at your disposal (Skip trace, looking for numbers on LLC docs, looking for their number on MLS if it's an owner/agent, send post cards to their tax mailing address, etc) to get numbers for the managing membersHave a script you can use to call them and ask them if they are buying, what they're buying, price points, rehab level, neighborhoods, etc.The good thing about this strategy, although it's a lot of work, is that you are connecting with actual buyers who have actually recently closed deals

I've done loans for young chaps with 2 credit cards (that reported to all 3 bureaus) and 6 months of history. 

You can win a judgement but then you have to collect and that is the hard part.  

I spoke with the Tax Commisioners office and they said so long as i am the winning bid, then the owner of the property has a year to pay me back what i bought it for +20% and if they do not i can foreclose on the property 12 months + 1 day after winning the auction.
