But for those making a habit of it, it just doesn't seem to make much sense IMO.  

So it has occurred to me that tenants are hard on properties, i thought about building a structure made completely out of concrete, however it didn't test well in the market.  So as an alternative i am creatively look...

If you're already in the habit of timing the market before selling, what's holding you back at this time (April 2018)?

I'm still hanging on to my view fixation, perhaps not the best idea, but old habits die hard and view properties have always been winners for me, going back to long before I met my husband (who is a newbie here, too).  

I believe the most important thing is the property management they have in place In house property management is a vital piece to the puzzle, especially an out of state investment!

You can find some habitable properties in that range.  

We are sourcing a real estate agent right now as well as this I know will be a vital piece of the jigsaw.

There you will find people to network with such as local investors, wholesalers, flippers and more importantly to me a mentor/coach, which I believe is a vital key to success in this market.

Hopefully we can both learn some vital information on our area.

Drop that guy like a bad habit because he's certainly not working for you.
