New to BP - Phoenix area - Hello + looking for sewer line inspector

Hi there.  I've been reading here for a month or so.  My husband and I are early retirees living in the Phoenix area.  We were able to retire early, in large part, due to real estate investments (our own single family homes) along the way; however, we've never purchased a property purely for investment.  So, for the most part, real estate has been really good to us.  Many years ago, when I was in my early twenties, my parents gave me 8K for a downpayment on a house.  That was back in the Midwest.  Eventually, through buying and selling houses with a view (views are my Achilles' heel) we ended up walking away with almost 100x that initial downpayment amount when we sold a home near the beach in Southern California.  We took a bit of a hit on the last house we owned in California but cie la vie.  

We own our own home in Arizona (a goal of mine was to be mortgage-less by 55) and now we're looking at adding one or two rental properties to our portfolio.  

I started watching the Phoenix real estate market back in 2008, around the time the value of our 2nd home in California started to plummet.  That was the time when we should have been brave and bought in Arizona and hired a property manager.  Oh well, another c'est la vie. 

Although we (or at least I) would prefer a multifamily investment I've found that there just isn't much to be had in Phoenix when it comes to MFR, at least not right now. I've read some comments from others here who have confirmed my gut feelings on the current MFR situation in Phoenix.

All that said, we are considering purchasing an inexpensive SFR (buy and hold as a rental) on a golf course lot. I'm still hanging on to my view fixation, perhaps not the best idea, but old habits die hard and view properties have always been winners for me, going back to long before I met my husband (who is a newbie here, too).

Because the house we're looking at was built in 19 would like to find a sewer line inspector (camera equipment) with a good reputation in the Phoenix area, preferably one who does inspections only - versus looking for problems in order to drum up business.  I know there are inspection only businesses in California but I haven't found one (yet) in the Phoenix area.  

Thanks in advance for any recommendations on a sewer line inspector as well as a home inspector.  We have a great inspector we used for the one-year inspection on our own house (new construction) but he's usually pretty booked and he's all the way out in Casa Grande.  I don't necessarily want to go with whoever our realtor recommends because, at the end of the day, realtors on both sides just want to get the house sold and get paid :-)
