Although I've lurked around here for a while now, I've finally decided to get my feet wet in real estate with wholesaling first.I've read nearly all the articles on it, read the archives, and looked at many videos, and I'm pretty sure I understand the process, although I have a few questions.First, does anyone have a copy of the Assignment of Contract contract?

I never see in videos or articles them mention what the owner owes on it, all they ever mention is getting it at 70% of what it's worth, minus repairs, minus your fee and your get your max offer, but they dont ever mention the importance of knowing how much they owe..If they owe 75k on a house, and you negotiate to 50k after all the repairs, and your fee, and you relist it for 70k to the buyer, who ends up paying the difference of the 5k?

I was recently watching an instructional video by a local real state wholesaler, who said that I should be able to go to my local probates records department and just ask for the files from the last 2 weeks of probate court.I am trying to do this research, so that I can find people who may have been awarded properties via probate court that don't really want to own those properties.When I went down to the probate court today, they told me that they can't give files out in that manner, and that I would need to provide them specific case numbers.With that being the case, how would I go about coming up with the case numbers?
