Graduated, landed a job, and looking to go full steam into real estate

Hey Everyone,

I am a recent college grad who landed a job underwriting loans for a bank. While the job has provided me with some extremely useful insights into how banks operate and look at individual loans, my real passion is in real estate.

My short term goal is to buy a positive cash flow investment property by the end of September.

My long term goal is to own my own real estate company, living off the positive cash flow from my investments.

My advise (even though you didn't ask for it!) is to obtain a real estate brokers license, and begin working part time in commercial real estate as a broker or leasing agent. Eventually this can become full time. The best way to become a full time real estate investor or developer is to start with a full time job in commercial real estate. Commercial RE is a networking business; the internet is great, social networking sites are great, but face to face experiences is what it takes to get people to invest with you. And being able to raise private equity capital early will accelerate your progress by a factor of 5.
