Mold isn't terribly difficult to fix, and if you are gutting the house and aren't forced to use special mold remediation contractors it might not be too bad.

His asking price is $225,000 and it's been on the market for a long while so I could probably get him to be creative or even take less.My strategy would be to rehab the place from a 1 star to at least a 2.5 star motel, market it appropriately, and raise the average daily rate.  3 star hotels in the area have an average 54% occupancy rate (according to a local broker) and an average rate of $78.I've never bought a hotel/motel before and I want to know if I should ask anything else important that I've missed or if anyone thinks it's a totally terrible idea and I should run away now.

If you buy a park that is vacant, there is an underlying reason on why  it is really vacant...it could be as simple as the owner literally turns people away and says no...normally not the reasonA few vacancies normally is the reason for this, not a totally empty parkIt is either location, terrible park(crime, drugs, etc), bad management, failing utilities(private water/sewer) and some other reasons why as well.It can be worth it to fill in the park, if you have the capital and the demand is there.

You can still purchase with terrible paint, old carpet, old bathroom vanities and kitchen sinks.
