When I started investing early in my real estate career I started with land. 

You're likely not going to convince anyone to quit or take on a new career path of your choice.

I would also suggest that you start build your good credit as this will also aid in your budding real estate career.  

@Ben Leybovich  If you describe " only real deals" or "only good deals like a few years ago"  that was a reverse bubble... you had a once in most of our investing career's melt down of values unprecedented..

My long-term goals are to transition from my IT career and become my own boss via my online businesses & real estate investing.
