We are very motivated to want to change our life style and spend more time with our kids.

As for commercial I believe one needs to have a deeper pocket pick a town and place that works with one's life style and income.   

Having a multifamily also lets me ask myself "will it still cash-flow if" style questions.

I've looked at buying a group of 4 townhome style condo as a group because then I have at least a little control.

It's also possible that being an hour and a half away is much more preferable for your investing style than a 4-5 hour flight.I think people on the forum spend a lot of time trying to figure out what is objectively the best market.

It's these little details (I'm dead serious about the elementary school kid-style stars) that can prevent delayed closings, and let you close on time or weeks early (that can  be a deal maker/breaker with a distressed seller facing foreclosure etc). 

The house is off of Detroit Road in Rocky River, right before Westlake and across from the golf course, and is a colonial style 4/2.5.

They are a town home style fourplex (basically 4 townhouses in a row with one tax ID).

Now, I believe, she's moved and rents the duplex for a nice cash flow "BRRRR" style.
