Kitchens have a ton of updated code requirements, and as soon as you open any walls, you'll need to update electrical and plumbing to code.

Would make sure all work on the house is done to code.

If you have a number of code violations with electrical wiring, it’s need to be repaired, but in general does not provide any value from an appraisal or ARV it just needs to be corrected.  

Skip trace the owners, drive by the home to see if it is vacant & either contact them on on social media or door knock.. of course you can code call too.. but make you sure you scrub the numbers.

Most lenders have added on very strict verification of employment overlays at close so fundings are a royal pain but lending has changed big time in the past week.
