In the market for a good, preferably low cost plumber in the Dayton/Newport area- One of our rentals is not getting hot water, thought I'd ask here to see if there are any recommendations from people in that area.

Make sure that your offer is appealing and is win win for both sides. 

Some siding is missing and the broken rain gutter is aimed right at that spot.  

That means listing by mid-July if possible.The market is such a hot seller's market right now that the timing won't matter as much as it would in a buyer's market, but it's still a good practice.The key to acquiring properties in this crazy market is to jump on them instantly.
