@Ben Grise and i definately agree with talking to local landlords (thus expanding buyers lists) that being said, i dont know much about ball state market, but definately contact the school for #'s on how many students are year round.

I will give you the rounded numbers.The terms where 70% LTV, 3 points, 14% interest only, for a 6 month term.Price of the property was 89KRehab was 37KProperty was appraised at 155KMy Loan was for 108.5KI came to closing with roughly 20K out of pocket.

I would encourage you to always look for multiple estimates on big ticket items since even people you work with repeatedly have some price drift if they know you won't get competitive bids.
