Members of the community understand what they are getting into and respect the "house" rules in regards to networking, being obnoxious, etc.Lastly, I think we will continue to head into a shared ecosystem as a society and these spaces will become more and more common and in demand... especially with the rental prices that continue to rise in LA's private offices.

In that respect, since my "second job" and "home" are one in the same shouldn't I be able to deduct travel between my home and main job?

My go forward strategy is take these homes that are in good condition, maybe even lightly renovate them and turn them into standard rentals, on the older ones there still may be resale or scrap value I'll take that on a case by case basis and then begin to Vet incoming tenants and establish a "housing code" so to speak going forward on appearance...this will be a multi year strategy as I can't just kick the old homes out and find great new tenants over night but I'm confident over 5 years I will greatly improve the appearance and there for the rent value

I still can't believe that so many experts in their respective fields of RE give so freely of their time and advice on BP!  

1000 SFRs is a great goal to have but I would suggest buying in bulk portfolios like @markallen suggested, much easier to negotiate purchase price and some of the legwork will be done for you [having property management in place, current tenants, etc] you may also find it easier to get commercial loans on an established portfolio. 

The site survey is necessary for establishing setbacks for the building envelope and topographic information for the design if there is a slope.

My opinion is based on maintaining respect for all landlords, HOA or otherwise.

As someone who lived in Indiana for quite a few years, I know some producers are starting to worry about that as that would be a big blow.I will respectfully disagree with your claim that technology is slow to move to the midwest.
