In my original post I was trying to say that I'm expecting a total forced appreciation of $60,000-$90,000 on the property as a result of a combination of: getting the property management situation resolved, reno work completed, and rents increased.Totally agree, $60k would be way too much for this property haha thanks for the sanity check!

Or maybe your industrial tenant that runs a night shift lost power or has a fire sprinkler leak that you need to resolve at 2 am.

I'll feel her out and get an idea on how to best resolve the situation amicably.  

The seller is not going to be able to market this property to a typical buyer and it will not support conventional or FHA financing until resolved.

Mean time, she is practically squatting without paying rent and we must resolve this mini crisis because we are loosing rental income for couple months now and hefty eviction/court fees as the days drag on. 

@Chris Connolly - I resolved this type of issue in my leases. 

Something bad happened so you pay the PM to resolve it and you move on.
