I couldn't imagine filing and renewing that many times with the state each year, or going to home depot and needing to check out 5 different times because i'm buying items for different properties.

@Joshua Mellor I would advise to never renew a lease without an increase in rent.

At each signing or renewal of the lease, we provide one filter per 3 months of lease.

When I moved to Pasadena in 2010, I asked for a rent abatement the first time the lease was renewed.

(Now they can serve you a non renewal if they want, but that has been on the table all along).

They even requested a two year lease, I said no, but I wrote in the lease they can renew.

Time is a non-renewable source; money is renewable (i.e. you can always get more money).

We had 7 year agreements but have less than 12 months left and due to change in management, the possibility of renewing another lease and service agreement and the details of the agreements are uncertain although we believe we should be able to work something out.  

How you word your notice is up to you (and the rules you have to follow for where you live), but I would suggest expanding the wordage to set expectations more clearly.For example: Dear <insert name>, Your lease (or rental agreement, or whatever) for <insert address> ends as of <insert date> and is not being renewed.

I raised rent from $800/mo to $870/mo over two renewals.
