A good experience investing in syndications starts with a quality syndicator.  

There was one unit empty and all we had to do was clean it because everything else was already rent ready.

Except for some extreme cases it usually doesn't work out that clean - your lender might stick you with a 75% limit.

I just had the septic cleaned out 2 months ago.

Quality has been fine.  

As a self-administered qualified employer retirement plan, a Solo 401(k) requires access to quality guidance, and such custodial firms are simply not built to provide such guidance.

Agreed, looks like the 2 properties I've got accepted offers on would be in the $50-75 range each, really not a huge deal and if they keep cleaning up the city I think its well worth it.

I have seen rents rise obviously and to be honest I do think it's affecting the quality of people that we are able to get into a home.
