I say possibly because the particular neighborhood has some pretty wild price swings on seemingly comparable houses (I mean swings of 100% ore more!).

I have never bought new construction but I am pretty sure you can't get 2000 sq ft home for upper $600K in Hayward right now. 

From what your numbers are showing, it looks like it could be a pretty decent deal for your long term buy and hold position.

The loan officer there might be pretty nice but they are hitting you with what we call an "OVERLAY".

I'm flipping a house currently (I'm pretty new to the profession), and I just recently found out that the old floor tiles are almost definitely asbestos tiles.

Even landlord friendly states usually have pretty severe penalties for misappropriating the security deposit. 

hmm, also the driveway may an issue. right now it is a pretty narrow driveway between lower house and the neighbor house.
