Thanks @Bradley BuxtonI have done very cursory investigation of the Tahoe areas, but my understanding is that it is not very friendly to STR investment (e.g. limited permits and the potential of completely banning STR's).I currently have property in a mountain resort town that is close(ish) to a metro area so we have lots of WFH employees, but it appears that the market is drying up due to RTO policies. 

That and the potential sloping of the yard outside sometimes needs re graded to help stop any water from getting in.

The potential tenants for a furnished rental also likely want all the trappings of a home, including kitchenware items.We run a few midterm furnished rentals in Denver and Colorado Springs, and they're all people who want a fully-ready home.

There is also a strong networking of Private Money Lenders at these type of events, which do make building that potential network of funding possible, too.

coming to BP as a broker to ask about a potential lender is not really going to get anyone anywhere as most members dont really know the back end of the HML business and how it all works.

Additionally, alternative approaches for portfolio growth include partnering with other investors, exploring alternative asset classes like REITs or crowdfunding, and focusing on value-add properties with potential for improvement.
