We are assuming real estate will continue to appreciate (after this bubble pops) and a number of other issues (tax code doesn't change), but those same assumptions are as iffy with the paper investments. 

It will require a lot of cash to fix it up, and there will undoubtedly be unknown expenses that pop up along the way (given the age and condition of the property).I would recommend doing an analysis of the property, including rehab costs, and then ask yourself if it's still a good deal. 

I've seen this pop up in other threads before.

I have witnessed too many people jump into purchasing a home and not realizing what hidden costs can pop up. 

Many of the areas are dealing with extreme blight, while others are popping.

And the linoleum installations I've lived with always seemed to have a stray corner pop up here or there. 

I decided to rent it, and was able to quickly rent it for $1425 and cash flow $485 before misc expenses pop up.Given the relative success I’ve had with this property, I want to get more involved in REI.

She would occasionally pop back up and make another fake account and post a review on Google or Yelp, but she finally stopped a few years ago.
