The majority of the owners on the beach use them as second homes or STR.

There is an exception for 2 units if the owner lived on property prior to the tenant.  

I would suggest asking them for some references of current owners working with them in your market and compare that against some other managers in the market.

I keep my rent under market rent by a little and make them all pet friendly with no extra pet fees.

But if you're anticipating have the C-Corp do the borrowing from a bank without the owners of said C-Corp guaranteeing that loan it isn't common, and certainly isn't going to happen until the C-Corp is very well seasoned.For all the reasons people suggest LLC / S-Corp or C-Corp structures (asset protection, inability to sue, etc) is why Banks want personal guarantees instead of corporate guarantees.

@Jake Baker There are less HELOC products available for investment properties than there are for owner occupied...but plenty of options to get the job done!

My initial instinct was to write up the pet addendum, assign a pet deposit and pet rent and remind the tenant they are supposed to get written approval before purchasing a pet.

This might be for owner occupied properties only though, I can't recall.
