I would imagine that everything involving the process can be had for a discount from design to construction maybe with the exception of permitting.

Check before you buy for existing city red tags,ie condemned or non allowed status.AND available building permits etc.How much do you plan on spending to rehab this,sounds like alot.??

I've learned that doesn't happen - the tenant never reports it - they don't want the landlord to see they are a) are filthy, b) have a friend not on the lease living with them, c) have a cat not permitted, etc. etc....

it's tight in the house...a 3/1 about maybe 900-1000 sq ft..no room in the kitchen...no room in bathroom for stackable..i wonder how much more difficult it is to just get the right permits and enclose that back area as a mudroom/laundry area..you're right abuot the pipes freezing..i'msurprised they haven't had this problem yet

Any CC&R’s take precedence. will not make any major and/or structural alterations to the property without prior written consent of the Landlord/Seller. required to obtain all necessary permits, required by law, before commencing improvements.
