Selling a Duplex...

I own both sides of a duplex....2 nice 3/1's with a long term solid tenant in one side paying $750/month and utilities. Comps in this area are $115k-$125k per side....both sides have new windows, siding and gutters....we want to sell them both or together as a package...here's the rub, both are on one deed and we have been told it'll cost about$10k-$15k to split the deed (includes addressing splitting sewer lines).....our thoughts are to try to sell the whole place for $200k to an o/o or investor...then avoid having to deal with all the other crap....any suggestions?
