Some roofs dont have enough pitch for 3 dimensional which I would only use anywaus if i cant get away with 3 tab due to the area/comps.

@Jalen Henningsen  The best thing to do is to use more than one source (i.e. property management company, websites like Zillow, Rentometer, etc) because there isn't one source that by itself is perfect. 

@Corby Goade okay perfect i understand that now and I’m glad I was thinking along the same lines.

It always seems so simple to say you want value add properties that cash flow great in tier A neighborhoods, but when push comes to shove your gonna need to find the balance that works for you and will have to sacrifice a few things in any investment ($ entry price, location, needs Reno, or if you overpay to try to get the perfect property then you might sacrifice cash flow and then it might not meet your needs)

It is true that some people need structure and need guidance to be encouraged to learn which is why the education system is perfect for them.

I looked at this industry as if I couldn’t have made it since everything was somewhat going under, little did I know “that was the perfect time to get in and grow”.I took a shot at it again back in 2016.

It's a 100 year old house, it would be unrealistic for someone to expect perfect floors.Unless they're not structurally sound, I would leave them be

Property management with that mindset becomes an exercise in bleeding the owner carefully, siphoning off as much as the profit potential of the property as the manager can possibly get away with.

I also call each landlord. 500 is my minimum credit score.If you can get away with it legally and market wise charge additional deposits.

She has student loans but I do not, and my credit is almost perfect.
