If you are signing contracts to purchase, whatever your purchase price is should cover all outstanding liabilities UNLESS you are LYING TO THE SELLERS and using FRAUD BY INDUCEMENT to get them to sign a contract:) So, what they owe would not be relevant to a certain extent.

As it stands now, we've got about 30K outstanding deposits and it has us a bit stressed to say the least. 

An outstanding Judgement lien since 4 years, i assume its not paid off, if so how can i find out.

It's right outside a military post, right off a main highway and in the midst of a ton of chain stores (mostly fast food), and mom and pop shops that cater to Service Members( barbers, dry cleaning, Army surplus etc...).

Finding another outstanding 6-24 unit in Chicago's West Suburbs with great CAP rate and potential for repositioning.Maintaining high occupancy, income and  tenant satisfaction in existing 6 unit.  

He also offers corporate trustee service out of Florida but I don’t know if he’s bonded & insured (thus far I believe FL is the only state that doesn’t require it).Coons and his team have do and outstanding job of publicizing their service out of NV that provides corporate trustee service and you can read his great blog posts on land trusts on & off BP.

I'm not 100% debt free but I have no outstanding delinquent debt such as student loans or unpaid bills.
