Seeking a mentor in Raleigh/Durham/Chapel Hill area

Hello BP!

I'm a newbie investor who recently relocated to the Triangle area and am looking to get the ball rolling on my real estate investing career. I've yet to read anything or speak to anyone who didn't recommend finding a mentor so here I am!

Prior to moving here, I was a Realtor (albeit newly licensed) in the south Florida area for a year so I'm not completely blind to the business. Prior to that I also ran my late father's roofing company for a year & rehabbed a property that he never got around to so I've had some experience in the construction side of things. I'm looking to start off with flipping in order to build up cash then once I've mastered that niche I'd like to get into buying & holding multifamily properties. I'd be willing to pay a reasonable amount of money in exchange for a mentor or any of the things I've listed below.

Here's what I can bring to the table for any of you potential mentors out there who may be reading this:

  • My time. I am almost 100% available. Although I've been looking for a 9 to 5 doing property management/leasing in order to gain more knowledge as well as the income, it has yet to materialize so currently my schedule is pretty flexible. I'd be willing to help out any way you see fit with your current business whether it be paperwork, odd jobs, cleaning/maintaining a rental, pooper scooping your yard, etc. in exchange for you being my mentor. I'm the guy that will happily do the jobs that no one else wants to do.
  • My RE License. Very soon I will be obtaining my real estate license. I mailed off my application to take the NC state exam this week so once I get the approval I'll be taking the exam. Realistically, I should have it within the next few weeks as long as there are no hiccups throughout the process.
  • My credit. My dad taught me as a youngster that you can get ahead in life if you're able to play with other people's money but to do so you have to prove you're more of an asset than a liability. I established my credit history at an early age and even though I'm not rolling in the dough, I'm proud to have a credit score of around 730. I'm not 100% debt free but I have no outstanding delinquent debt such as student loans or unpaid bills. I'm the guy who doesn't like to owe people money so I pay my debts as soon as possible. Perhaps we could leverage my good credit for use in a deal?
  • My network. I know some people who know some people. I feel I have a pretty solid network of friends, family, business associates, etc. that I could call on anytime. From plumbers to private investors, bankers to butchers and everything in between; I also learned from my dad that your network is your net worth. He always pretended he didn't have friends because they either got him into trouble or wanted to borrow his money. I was always somewhat skeptical, but I believed him up until he passed away and a couple hundred people showed up to the funeral! And guess what...the majority were people he did business with over the years. Maybe some of my resources could help you out in some way?

If you're still reading then that means I've successfully piqued your interest! Woohoo! In all seriousness though, I'm an honest, trustworthy, stand up guy that embraces solutions instead of problems and always sees the glass as half full. I want a mentor who realized there was a better way to financial independence & freedom than the standard 40-hour work week and decided to do something about it.
