@Aaron Hunt, as I shop around I am finding that when you go over 80% CLTV lenders are requiring an appraisal.

I made this connection when I say flyers in Midtown Sacramento posted all over walls, lamp posts, and coffee shop windows saying “Keep Midtown Affordable” <-- LOLZMidtown is undoubtedly the hottest, coolest, hippest area in all of Sacramento.

To avoid issues with your identification list shop early and hard and if possible get under contract and even close during the 45 day identification period. 

Does anyone have any tips on seller financing, or any other ideas come to mind in making this a transaction that makes everyone happy.

@Ronald David williamson Seeing as though Denver real estate has never been more expensive in the history of the world, please shop a lot and learn the area very well before buying.

We have decided that paying a little extra and learning in the beginning will be the most valuable investment that we can make.We have an agent, but we might be shopping around for a new one soon.

The more knowledge the better and I thank you for the advice and tips.

I see some mentioned on BP that I have already located online but their pricing isn't conducive for purchasing for flipping.
