There are likely some tenant advocate organizations that can advise you and you should read the California Landlord Tenant guide.

Go to a book store and buy the Florida Real Estate Brokers Guide.

., Rich Dad, Poor Dad (actually I read the entire series), The Ultimate Beginner's Guide to Real Estate Investing, The Book on Rental Property Investing and The ABC's of Real Estate Investing) plus I've attended or watched at least a dozen of his webinars. 

I know there has to be more than just three ways of sourcing commercial deals and I would like someone to guide me through the process, just one time I don't mind buying lunch, or talking over the phone to pick your brain, that is if you're willing to share.- Loopnet, I don't know any other websites out there for commercial properties- Commercial Real Estate Agent- Talking to Apartment Complex Owners- ???????????

I think that at the end of the day your decision with what to so with this house should be guided by the numbers and what you feel most comfortable with.
