Technology is fueling this growth as big businesses like Google, Uber, Apple, Facebook and Autodesk..even ARGO AI from Ford..have paved the way for Pittsburgh's tech makeover assisted by CMU's robotic, sciences and technological innovations.

Even just powering the common area with a small system can make tenants happier however, and it makes the building feel more modern even if it's an old building.

Vegas has some of the lowest tax's in the US.. desert climate as oppossed to thaw freeze or deep south rain clay soils thunderstorms wind etc.. grass that grows a foot in one month  LOL.. and a big one is houses that were built with modern codes most with stucco and tile roofs.. compared to houses that are 50 to 125 years old . 

Once all the concrete is out, start fresh with modern backer board.

It is not an exact science but you can get pretty accurate and fair.No matter what you choose to do, be sure to disclose it up front before they sign the lease so it is clearly explained in writing.

Galvanized pipe...old stacks were made out of copper (rarely), galvanized steel (never up here, maybe in Tampa), or cast iron (much more common), modern stacks are made out of either PVC or ABS pipe.

The mid century modern style similar to the palm springs area is pretty popular here and a pool is a must.
