We have some historical districts that have always done well but there are some fringe areas surrounding these districts that have really taken off but still contain opportunities for massive cash returns.

Sure, we all WANT huge sums of cash pouring in the door as well as massive growth, but keep in mind that high cashflow properties don't typically do as well in terms of appreciation.  

At that price point, the retail live in the home buyer will pay the most for the property.

If a massive correction happens and you have a crazy high equity and cash position you will look like a genius. 2008-2011 there were a few in this position who had the ability to buy stuff like crazy on sale.
