For the wholesalers out there, I am wondering how to build a direct mail list.

Wholesaling can be cost-prohibitive and can feel like you are spinning your wheels when you are doing direct-mail marketing and getting lots of calls from people looking for retail.

We send it by certified mail to the last know address.

Just checked the mail and there they were: rent checks ON TIME from previously "bad" tenants.

Reminding me that I now have 3 girls and a wife who depend on me.

This is our first direct mail campaign and we're hoping to get one rental out of it. 

Know your credit score, total debts and total income when you call.Contact an agent and ask them to put you on their mailing list with the city(ies) you want to look in, and the total listing price the amount your lender told you.
