The splits vary, I've seen as low as 15/85 to as high as 50/50.

I wouldn't want it that tight based on a low renovation budget to begin with.

@Sean Jany A couple things jump out to me looking at it: 1) your closing costs seem low, 2) the monthly projected income seems off compared to the property description, are you running your numbers based on it being fully rented out (even though you'll live in one unit)?

They're a little pricier than traditional conventional rates, but with good credit they are in the high 6's, low 7's on a 30 year fixed. 

Space is attractive, with a large atrium in center that provides an open, light-filled, airy feeling. 

I would say hiring a low cost contractor is the way to go with this.
