Selling/renting office/residential Southington on N Main St
I'm going to sell or rent out a residential/office house on N. Main in Southington, right across from the Y. Most of building underwent a gut reno in 1989. It's got great parking, great visibility. Has a small unrenovated 1 bedroom in upstairs rear, rented for $900/month (tenant pays own gas and electric), wonderful stable tenant.) The office unit is currently 1700 sq ft of built out medical office space. 5 exam rooms, all with sinks and cabinets, two nursing stations, with sinks and cabinets, waiting room, administrative/check in area, large provider's office, large handicapped bathroom, handicapped ramp, plus a very large room with half bath on the second floor, that could be used as administrative space, or office space or staff break room. Space is attractive, with a large atrium in center that provides an open, light-filled, airy feeling. But overall, it is class B medical office space. It could easily accommodate two providers working at the same time. Space could of course be repurposed, but we're really not interested in doing a build-out.
We bought it for about $350K almost ten years ago, then built it out into medical office space. I don't know what it's worth now, since there are very few comps available.
