When I do this, he and I split the profit.He has a checkbook and credit cards for the company and is authorized to make any rehab decisions and any financial decisions up to a specific $$$ amount (over that, he needs to get approval from me).He is paid a small monthly salary, plus receives a percentage of the profit on each project.

To sell that FSBO he will need to get a permission to show proior to showing if an offer is made it is usually covered in the authorization to show (most will require a commission, but you could X that out).

The college grads I hired -most would've been selected without a college degree.Both authors are from world of academics, but that isn't where the Book info- One gained his Book info from interviewing successful people and compiling it into averages etc.

If students feel any disconnect or disrespect for authority between themselves and their landlord, they are more likely to ignore rules, destroy property, pay late, etc...keep the lines of communication open!

If you are going to break in, I would do the following:Have the owner email you something giving you authorization to go in along with a copy of his driver's license and cell phone number.

It may not be the most "creative" financing but it has worked great for us and I don't think most people know you can purchase small apartment buildings with FHA loans. 4 units is the largest you can do and there are caps on the size of the loan.
