A syndication or fund should have plenty of other issue, such SEC filings, accounting standards, actually being able to manage the business, actually running the business...As for credibility, a real estate license doesn't add much, in my opinion.

Both times the tenants had renters insurance in place which took care of the issue so my client (the landlord) did not have to get involved nor make a claim on the landlord policy.We are very much in a hard insurance market right now - many carriers will not accept a new policy from you if you have a property or liability claim within the last 3 to 5 years (depending on the carrier) so you really don't want to make a claim right now if you don't have a large loss or can get it sorted yourself.

I just spoke with Steve Lansbury VP of underwriting at Freddie Mac last Thursday at the MFE conference in Vegas and he said that they no longer have issues with STRs as long as it's under 10% of total units and that they would be willing to discuss it on a case by case basis.

Even in a 203k scenario, forgot to mention it be a 203k.Thank youIf you're adding square footage to make the residential space larger than the commercial space (51% minimum residential) and it is shown on the 203k SOR report, and reflected on the appraisal, the bank should approve it.
