I go granite in the kitchen and bathrooms, usually runs about 10k for everything.  

Honestly not fixing appliances even if the lease says as is is hard to do without causing issues.

We are a little hung up on the kitchen.

Deciding what sink to put in the bathroom and what countertops to put in the kitchen has been super fun for me and it got me thinking maybe this is something I should be doing more of.

- New windows, drywall, gutters, insulation, roof, pavers in backyard, pool equipment, paint inside and out, kitchen cabinets, ac, water heater.

Hi All,I'm about to do a bathroom and kitchen gut job and wanted to hire out subcontractors since I have some time on my hands to call them directly.. since there is no special quirk about my project I don't believe hiring a General Contractor makes sense and I've read other posts where hiring specific trades directly saves a ton of $$$$.....

On the rental side we installed a new HVAC system, did a minor kitchen reno, made some bathroom updates, and cleaned ... so much cleaning!

He did such a good job on our kitchen & 2 baths that my MIL & SIL both hired him to do their kitchen, laundry & 2 baths.
