I have done both but flipping is working a second job for me.

We both have had great careers and always had everything we needed, but something about getting up every morning and going to a job that is not fulfilling really eats at me.

You say it's thru 1099s - which could mean working on contract jobs (1099-MISC), drawing money from retirement savings (1099-R) or other things.

If I had more than that, I would no longer have a W2 job.

You can go either way with your Masters, some will even argue why even go for a Masters.At your stage in life I would suggest go for degree that will give you best chances for finding a job quickly out of school with a high salary.

My wife and I both have a relatively high earning W2 jobs and we’re happy with where we’re at from a job standpoint.

Atalanta is a strong market in terms of jobs and population growth but I think you'll find the cash on cash returns pretty low compared to other markets, especially the Midwest.
