Basically, is property 2 income worth doubling down and keeping  We currently own two rental properties (details below) and are ourselves renting a place to live in ($2350/month).

Most commercial lenders 99.99% require you to own and have operated a commercial business or 2-3 investment homes prior to a commercial loan of that size.

That is usually done by having your own CPA, Attorney, or Registered Investment Advisor (someone with a license) write a letter stating that they have reviewed your financial statements and/or income statements and that you are indeed Accredited.

Also, what do you typically look at before contacting the listing agents/owners?

If you are able to sell it as the listing agent and keep some of the realtor's fees, might be a bit different. 

Ric Foxworth, Caryn Herzberg (both with Keller-Williams) or Matt Quitter are all solid agents in the Jacksonville beaches, intracoastal areas.

So I wanted to ask how do new western agents and other people find off market residential/commercial.
