Single family home with ADU built in

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $588,000

Technically a duplex but its a single family home with an ADU built into the home using the space above the garage as the ADU living space. Total home sqft is 2343: main house is 3b3b 1783 sqft and ADU is 1b1b 560sqft.

What made you interested in investing in this type of deal?

its a brand new build with an ADU built in.

How did you find this deal and how did you negotiate it?

With help from local agent team. Builder offered incentive we used for a 3-2-1 buy down.

How did you finance this deal?

VA loan.

How did you add value to the deal?
